Repossession

I just moved out of my horrible apartment complex. The property was recently purchased by another property management company and they have plans to renovate all the units. That consists of new kitchen cabinets, dishwasher, oven, tile, carpet, and accenting all the walls with new colored expensive paint. I was informed during my prelimnary walk through that because of a 1 inch hole in carpet I will be held responsible for replacing all carpet throughout my apartment because they don’t use that carpet anymore and never do patch ups when it’s obvious there has been patch up work done. They also said we’ll have to pay for paint job no matter what because the flat paint they use can’t be cleaned because it’s smears if attempted. I was then said that no matter what I will have to pay a 150 for a cleaning fee no matter how hard I try and if I pay an outside person to do it if they don’t clean it well enough to their standards they’ll still charge me 150 to clean the apartment when it’s not even dirty. Now, I understand they can charge me for having to replace carpet and the paint because of their cheapness but he was saying I would be charged for the new color paint the new type of carpet they are installing etc. My contract says return it to the original state I moved in which to me means the same priced carpet, paint, etc. Do you know if they can charge me for their own upgrades or only the value of what the aparment carpet, paint, had when I moved in? Citations?

Quick House Sale

I had paid my rent well in advance and we got permission from our landlord in writting that we could terminate our agreement early as they were selling and that they would refund us our advance rental (about 3 weeks worth). Once we had moved out they advised us they had changed their mind. The CTTT can not help as there is nothing in the Residential Act referring to advance rental payments and they will not rule on something that has not got a legislation.

I completed on the purchase of my flat back in June 2007 and no-one had been occupying it since October 2006. Since then there have been numerous letters from TV Licensing implying that i’m guilty of not having a license and that an enforcement officer will be visiting shortly unless I pay for a license.
TV Licensing assume that everyone has a TV and therefore must pay the license. I don’t have a TV as the flat has been completely gutted for renovating!

Am I within my rights to charge send them an invoice for say £30 plus the cost of of a stamp for my wasted time spent reading the letters and replying?

Rent Back

We are looking at renovating our family area and would like to mount a HD flat screen TV above a fire place. The whole fireplace will be covered in stone so there is no place to put the satalite box, DVD player, etc. How is this done? I am assuming that I will need to buy new RF remotes instead of the IR remotes I am currently using, but what about everything else? There is a set of stairs behind the fire place with a small walk in closet that I will most likely use to mount the electronics.

The responses I get are helpful and I am going to pay should I write a letter and include a check with it. Or should I write a letter tell him to sign it that he agrees with the letter and give him a check from August to November. I payed him this month because he complained to me.

Quick House Sale

SInce being laid off I have been looking for work, but havent found anything in my field. But in the meantime I want to buy a flat and let it, as the rental income should take care of the mortgage. Are there any lenders out there who provide this kind of mortgage? Please give sources for your answers where possible.
Ps - although i am not working i have some savings which will take care of deposits, solicitors fees and surveys etc.
Thanks for your responses. Hmmm .. isnt it funny how some people have said I was nothing short of crazy to ask this question and yet some of the responses indicate that it IS indeed possible!!
