Any renovation contractor to recommand?

Thought of renovating my flat,3 room.Any well established, reasonable price charging,installment payment renovation contractor to recommend? My Budget is around $5k. If you are working for a renovation co, pls kindly email me your promotional package.

I tried posting this earlier and didn’t get too much help.
My husband and I purchased an apartment building in Oct. there were tenants in all the units but two. we moved into one and gave the other to my mother and sister (my mother is also part owner). The one tenant that is on my side has been problematic. It began around November. She has a mentally disabled son. The dr’s had switched his meds by doing so it caused an imbalance and some very disturbing behavior. We spoke to our lawyer and discussed it amongst ourselves. We decided the best approach both humanely and legally would be to give it some time. If it continued or got worse then perhaps take further action. But talk to the tenant. Which we did. After a few weeks it began to calm down and still improves. Now every once and again there is a behavioral problem but we do try to be more tolerant than we normally would due to the boys problems. Now, the tenant and her bf had asked for permission to paint which we gave, we even gave her a break on her rent for it. She did an amazing job. After the painting one day we had heard some pounding. I didn’t cause a fuss or run over to check on them because I knew they had just finished painting and I knew they had had shelves and pictures to rehang. (this was about 2 months ago). One evening I heard pounding again. i mentioned it to the bf and he said about a family pic they had done and put up. I said ok reminded him of our hush policy and that was that. Now, another tenant came to me a couple of days ago and told me that whenever my husband and I leave the building the entire time we are gone there is pounding coming from the apartment. I had a plumber coming because we are redoing the bathroom so when he came I went into the apartment with him (of course they had had notice) I could not see where any damage had been done or where they had replaced or fixed anything. I did not want to confront them yet because I was hoping I could catch them. Unfortunately, the tenant who had told me about the pounding doesn’t exactly flat out lie but she likes to stretch the truth and even twist some facts to cause trouble. She loves drama.
Every evening my husband and I go to the YMCA for a few hours and play racquetball and workout. The other evening my husband had not planned to go then at the last minute decided too. While we were gone my mother had stopped by my apartment she had said about she heard loud pounding coming from the back of the apartment (where mine ends and the problematic tenants begins) she assumed my hsuband was working because we are trying to renovate. She finally gave up knocking and went home. That same evening my husband and I arrived home early when we got home we sat in the car for a min and was talking. We just noticed the tenants bf come out of their apartment he walked to the side of the porch (out of our view) and then we heard a saw rung and he went back in. We went into our aparmtent and heard nothing. The next morning we left a message for the tenant to come speak with us that evening when she had free time or to call us and set up a time to discuss something things. (this was yesterday) She never showed up nor did she call. Today we saw them leavning with their truck packed up. When I saw them and went out to speak to them they jumped in their truck and left. I have knocked on their door no one will answer yet I hear them in there.
The only other thing is. Their front porch is cement. After the snow melted recently I saw where the middle step was broke. About 1/4 of the step is broken off. The past owner lives close by I called him and asked him if there had been a crack in it. From what I remember before the snow the step was in perfect shape. The man didn’t really know. What is the best way to approach the situation? I have never encountered anything like this. Now we do have a lease and our lawyer did a very good job at making air tight. I don’t understand why they won’t just say hey we broke this we fixed it but were moving or whatever.
The reason I contacted the past owner was because over the winter I saw the tenants one son beating the step with a shovel to break off the ice. They did not take care of it the way they should during a storm and it accumulated throughout the storm. I told them they HAD to keep up with that. It was part of their lease I even bought them rock salt and told them when they ran out it was their responsibility to purchase more. So I think that him hitting the shovel might have cracked it then the salt could have done some damage add that the weight of people walking on it and it could very easily break.

we don’t have a factor, and don’t pay anything extra for the upkeep of the building, all the other owners of the flats and myself look after it ourselves. Does this mean that it is freehold? I wonder if it may be that all flats are leasehold ( I really amn’t sure but I don’t see how you can own the land that a flat is on as surely it must be shared with everyone that owns a flat in the tenement??). so assuming it is leasehold, how do I find out who owns it and how many years there are on it?
the reason for the question is I then want to know if I can convert the attic and who I need to ask to do that. help!

strating right now. have it go down, or flat and never go up in value ever again?

real estate has cycles. i believe in 5-20 years from now, in the long term real estate WILL go up and the next boom will be bigger then the boom in the early 2000’s. history shows real estate has cycles, and that every boom was bigger than the last one.

for califonia. prices might be inflates, and will correct it self, and will probly go down for a while. but in the long term I feel it will go back up and up a lot. it may not go as fast as it has in the past, but i feel it will, BUT everyone doesnt explain it like that. the way other people talk they act like real estate will NEVER go up. ? that makes no since.

if you somehow owned 2 houses in califronia right now that are worth 500,000, and you got it for for free with no mortgage, would you count on them going up in value in the long term? within 5-20 years selling them for 800,000 or more?

Our existing, large, sash windows are rotting round the glass, are loose, and have needed something done to them for years as damp has been getting into them. (we only recently got the house) They are stripped and waxed wood frames. We don’t know anything about this type of thing at all, but we seem to need to decide whether to renovate the existing windows using a company such as Ventrolla, or replace the whole lot with double glazing. Our flat is on a busy main road, so noise is a consideration for us. The windows themselves are large, and there are 15 of them in all. Is there going to be a huge price difference if we choose one method over the other? Thank you
