I am intersted in purchasing some apartments. The Price is 355000 for eight units. I have a credit rating of 654. The property is multi zoned commercial and residential. The property is appraised at 455000 (according to seller). For a 15 year loan the payments would be around $3000. The rent at full ocuupancy is 6200. I only have around 10000 for a down payment. Is it possible to get a loan? maybe a SBA secured loan.
I run a small branch of a HUD approved lender and have a lot of brokers who want to work for me to close their fha loans, but close everything else under their own license. I trust most of these people since I used to close loans with them as a wholesale AE. I am thinking of charging a flat fee per loan and then letting them retain 90% of the total commission on the loan.
I’m learning English. My English text book says “The couple put up their flat for sale.” and the text book says it means the couple are selling their apartment.
But an apartment means rented rooms. Why they can sell the rooms?
In my country you can’t sell rooms you are renting from somebody because they are not yours.
My grandma put in deposit for an apartment, she was suppose to move in but the manager did not finish fixing the place so the move in date was push back. During that time, another complex for low incomes had a vacant apartment and gave her the offer. The rent was cheaper and the place was better so she decided to take this one instead. She did call and tell the manager of the place she deposit to rent the place out. Can she get back all or part of her deposits?
She lives in california

Tenant owes me back rent from Oct and November. Told me he’s moving out by end of Dec. I plan to sue him in small claims court for the back rent. Should I play save and go through the eviction process? I already gave him Pay or Quit Notice. Can one go through eviction and small claims court process at the same time? What would be a better way? Thanks.
in eastern europe property prices were up 150% over last 2 years (after joining EU). People take 30-40 year mortgages to buy, but can barely afford a studio flat. And I mean people who are well educated and earning well. And mortgage interest rate is very low now. What will happen now ?
