As a landlord myself...there is not a chance I (nor any other landlords I know of) would rent to you. Paying in advance does not guarantee me that you will pay in the future. Do you even have a job? Plus a felony for passing a bad check and the numerous nsf checks on your credit report would put the nail in my decision. Sorry...but your just not worth the risk.

If you have two previous landlords, then maybe. She'll check those references very closely. If it doesn't work out, it is probably a company policy. One person working in the office might not have the ability to negotiate for you.

And you get $5000 every 3 months for school disbursements? OMG! You are going to be paying out of your nose in a few years.

Your post starts out very good, but as I read more and more, I feel that you would be very luck to find a landlord that would be willing to rent to you. Perhaps you could find a co-signer with a better credit rating and track record.
