Can someone recommend any good lenders? and how much will they lend me, i have 8k to put down, my gross pay is 22k but including overtime it’s around 33k.

Assuming £8,000 down, then that it equals some £90,000 mortgage / by 3 = £30,000 so u should be okay as long as you can say that the overtime is constant. Good luck… so you would then have £98,000 for purchase. If you are a graduate you can borrow up to 5 times income ….
