You can take your rent money and do the work your self or pay someone to do it but take it out of the rent money, if your rent is 500 a month and the cost 900 then the next month the slumlord with get only 100 next month but nothing this month. There are ways to wake up them landslums as I see it!
Move house. Find better landlord.
Why can’t you move? If you have a contract, you both have to abide by it. If no contract and you have good credit, move.
If you have bad credit, you deserve one another.
Yes were i live ther is a apartment association, report him, better buisness burea, also if any repairs could cause a accident or injury , write him a certified letter stating that if you or anyone gets harmed that you will take him to the cleaners! that usally works, also move if you can. good luck
Landlords like yours make life so difficult for their tenants. The first thing you should do is ask him to make repairs — in writing. If he doesn’t act within a reasonable amount of time, you could take some of the measure in the other answers here, but that will create alot of friction between the two of you. If possible, move out. If that’s not possible, write a letter to your landlord telling him you will make the repairs and deduct the cost from your rent. Move out soon as possible.
I was going to say hold the landlord to the lease agreement but uh……..
Slumlords s**k. I had that experience once - I had an a/c unit that wouldn’t
cool and after repeated attempts to have it fixed, I left it on until it started
smoking and I called the fire department. The a/c got fixed the next day.
Maybe, you could a health violation and report it to those people. Violation of
health codes are taken seriously in most locales. Even if it’s a minor violation,
you might be able to “help” it turn into a major violation - if you know what I
mean. Get creative, but don’t leave any “fingerprints”.
If you can’t stand it any longer, the best remedy is to find another apartment if feasible in your situation.
go to the village or county building dept. and file a complaint. call the b.b.b.
There are a number of ways to get his attention

3..start calling the city people who deal with slum lords.fire Marshall, gas and electric company, water maintenance..if on section 8 call them and they will inspect the house..
4..send him a certified letter stating all the problems with the apartment and that if something isn’t done about the problem you are going to start the procedures that i stated above.
Make sure to take pictures of all the problems with your apartment for proof, have friends or neighbors come in and look at the problems and have them right an affidavit stating what they seen and how long its been a problem.
you can also look around and see if you can find an attorney who will send this person a letter stating your intentions,, a lot will do if for free..
But i think your best bet would to put your rent money in to escrow until he repairs the property then the city will give him his rent money on the completion of the repairs..
apply for a rent rebate and then go to court and see if you can pay the courts instead of him. or talk to your local news station since many have programs to help citizens with such issues. try talking to your congress man or city councilor
Send him a certified mail with return receipt stating the repairs needed and give him 30 days to attend to it. If he fails to take care of everything within the 30 days, tell him you will hire someone to do the repairs and dedudct the expense from your rent. If he tries to take you to court for non-payment of rent you will have the letter and the certified receipt.
Start by having a letter sent by a lawyer and hope that’s enough to scare him. If not I think you will have to go to court. But you can get in touch with the building or housing dept. of your town or state and ask What can you do, they may intervene.
