When you start calling on someone, get ready to move. Record the calls, make notes of what is said and, make sure he knows the condition and, what's happening. Take a lot of pictures then either show him or, keep it for further references. I had this happen to a large window that was leaking. I told the landlord many times about it. I started to keep a record of it. after a year the building owner came for a "walk-through" he saw the damages and, wanted to charge me for them. I brought out all the pics, the letters (copies) and other info on it. I had a new window in a week with an apology and, the landlord didn't last to long around the units.
