When you rent an apartment and have paid 1st and last months rent, do you get your last months money back?

Hi do the people that rent apartments in Massachusetts (not sure if the state matters) and pay first and last, were very good tenants, no damages, good people and so on, do they get their last months rent back when they move or do they stay in the apartment for one month free?
Is it up to the tenant to decide, or what?

Yes, I am sure it wasnt a deposit. It was LAST MONTHS rent. My rent is $800, Before I moved into this apartment I had to give him 1600 dollars. And in the paper it was advertised 1st and last. I never paid a security deposit.
I just want to know if when I move, am I living here a month free or is he going to return the last months to me instead.

The tenants just don’t pay the last month rent. It was paid upfront. If the lease is up 7/30… Rent wouldn’t be due 7/01
Usually the rent paid in advance is held until you vacate the premises to ensure that there are no damages. Some places may let you not pay the last month’s rent since you paid it already, but usually it is held as a security deposit if a security deposit wasn’t also paid. If you also paid a security deposit, then you don’t have to pay that last month’s rent again.
What do you mean?
If you pay your last months rent up front, then you simply don’t pay your rent during your last month.
Are you referring to a security deposit? Because that sometimes can be trickier to get back. DONT allow them to use upfront monthly rent as a security deposit.
usually not. but if tanent is gud,, you can try your luck in getting it back. fingers crossed..
are you sure it was first and last or the deposit???? I return my deposits after a inspection if nothing has to be repaired.
It depends if they made a deposit for damages and such.. they would not pay the last month rent because they already paid.. like you said..
but if they didn’t pay deposit I would make them pay last months rent and give back the last months rent as long as there were no damages.
You usually don’t ever get your money back for deposit, not in NY anyway (you’re supposed to with Interest), so I always just used the security as the last month’s rent, I got burned only ONCE, Most landlords are cheap scum bag’s, I Made sure that it never happened again, one land lord told me It was “Illegal” not to pay the last month’s rent, my retort :

no u dont get last months back, u live out ur last month on that money.
