		<description>I found this website, it looks quite comprehensive. I have done it myself and the advice I would give is find a good agent to find you the tenant, get references and arrange rent collection but manage the property yourself (ie sort out anything that may need to be fixed etc.) as agents charge a fortune for this service and it's not worth it.
The agent will usually ask for 8-10% for annual rent plus VAT as a fee for finding someone but they can usually get you a higher rent in the first place.
Also check out all the things that you can write off against tax, for example keep the largest proportion of mortgage possible on the rented property as mortgage interest is tax deductable.
