Looking for a studio flat/Bed- sit in North London, UK using a guarantor. Any estate agent that i could use?

Im currently looking for a Studio Flat/Bed-sit in North London around Highgate and surrounding areas, Tufnell Park, Kentish Town, Archway, Gospel Oak, Belsize Park and Hampstead.
Unfortunately i have a very poor credit history due to my time at university.
I have just moved down to London from Liverpool and can provide work references, personal references and also can get a guarantor if needed.
Does anybody know if there is an Estate Agent i could use to find and rent a property?

Most letting/estate agents will consider you if you have a guarantor as well as references for income, and some will consider you without provided you have no very recent credit defaults. Have a look at and, and when you see flats you like call the advertising agent and just ask outright whether they as an agent will accept somebody in your cicumstances with or without a guarantor. Some agents have overall policies, others will check with individual landlords to see what their feelings are. Friends of mine have had good experiences with Robert Lehrer in Tufnell Park and Stonehouse in Kentish Town. Foxtons are also pretty good. As a student, I was able to rent through them with only student loan and part-time work income and a guarantor.
Bear in mind that there are huge price differences between Highgate and Hampstead and Tufnell Park and Kentish Town - to the point where you’d be lucky to get a studio in the former two for the same price as a well-finished one-bed in the latter two.
