I want to sell a flat in Scotland. The estate agent has sent me a Sole Selling Rights Agreement. Is that good?

The estate agent also used to manage the letting of the flat but I’m not too happy with the asking selling price (20% below what a similar flat has sold). I am not in the country and I also need a sollicitor. What would be the best way to proceed?

The Sole Selling Rights Agreement is good- for the Estate Agent. Not necessarily for you. Especially if the asking price is less than fair in your opinion.
Its not bad …but - if I were you - I would let my Lawyer handle the whole transaction - forget estate agents…. use either the gspc.co.uk or the espc.com - you tell them how much you want for your pad…
You should ask your Solicitor, but usually in Scotland people offer well over the asking selling price, you do not need to accept a price that you are not happy with, why don’t you check with some other estate agents before proceeding.
More Info needed really - The suggested price they have suggested is it a Fixed Price or Offers Over?
Also, where in Scotland? If in Edinburgh or Glasgow city centers then an Offers Over price about 10 - 20 % below your target price is about right.
Most Estate agents in Scotland are also Solicitors, if yours is not, maybe you should think about using someone else, so do not sign the sole agent agreement

Don`t sign, if they can`t sell and you sell by other means they will still claim commision on sale, and can stop sale going through unless you cough up.
