Also, where in Scotland? If in Edinburgh or Glasgow city centers then an Offers Over price about 10 - 20 % below your target price is about right.

Most Estate agents in Scotland are also Solicitors, if yours is not, maybe you should think about using someone else, so do not sign the sole agent agreement
