		<description>Hell yes, of course you should let her know that you know!! In fact, take a print out of the flat from the property website - this way she can't deny it.

What she is doing is awful. And as you know very well, illegal.

If it helps at all, you legally do not have to move out for two months after she gives notice - and a sale is very, very unlikely to complete in less than 8 weeks. So sit tight. If she gets an offer, THEN she can give you notice. Obviously, you are not going to let her backdate it!

		<description>I think you need to take it easy...the sale of this house will not complete quickly..there will be enough time for her to serve notice and if she doesn't do it properly..refuse to move until you have served the correct notice....you can be honest and tell her of your concern with what you have spotted on the internet then everyone knows where they stand....relax it will all be fine..you have a AST to back you up...</description>

		<description>The landlord will probably realise that its pretty easy to find out if the house is sold subject to contract. But obviously doesnt care. Thing is, no sale can complete if the property is not empty, and so she will have to serve notice at some time. but with an average house sale taking around 6 weeks to get to exchange and then 2-4weeks to complete, if you only have a month stated in your AST contract, the landlord still has plenty of time. Be clever, stay put, and if you start to hold up the sale, ask for compensation to move on! But it depends if they are a bonefide landlord or could cause you problems. I get rid of problem tenants by removing the outside gas meter over night, no heat no hot water no tenant!</description>
