when i plug my cable wire to the back of our new tv, our building is so old, that the entire apartment blows a fuse. we have figured out that its because there is no ground wire(wiring?) Is it the property managementsh responsibility to fix this problem or the electrical company?

Hi! I own a ground floor flat that I have been renovating and plan to sell shortly. The property was almost finished when we discovered water pouring down the walls from the rented flat above. After speaking to the tenant we saw that the bath was not sealed adequately and they have been showering with no curtains etc… the floor was soaked! At the end of last year more water poured down the walls this time from the kitchen. I wrote to the landlord to tell them that these repairs needed to be carried out and I required confirmation of this. Since then I’ve heard nothing and have re-written informing that any future damage caused would be deemed negligent due to ignoring my requests. Needless to say nothing was done and now the whole place needs redoing. I can’t get in touch with the landlord by phone and the letting agent is proving useless. I just want to get the place fixed so it doesn’t happen again - what are my rights and how can I go about acheiving this? Again advice welcome!

I rent an apartment in Arizona and received notice from the management company that they will be entering the apartment for about 48 to 72 hours to make some major repairs such as replacing cabinets, countertops, door fixtures, vinyl flooring and possibly the carpet. Is this legal for them to do while you are still occuping the apartment? They have not given a storage unit or an alternate location to stay at until these repairs are made.

i am renting an apartment, i have waited over 2 months to get my air fixed. i have been told by they leasing agent that she has neither the time nor man hours to make the repairs. i pay almost $600 in rent and we are burnung up. what can i do legally to force repairs on my apartment.

I was living in a duplex and had a six month lease, I finished the lease and moved out. I only moved there, because I needed somewhere to stay. It’s been a month since I have moved out and I still haven’t received my deposit back. I got a letter couple days ago saying I OWE him money BESIDES the $200 deposit I gave him when I moved in. He charged me ridiculously in “repairing the apt”. I need to know where I can find out how much people charge for “repairing/cleaning” and apt. About 2 or 3 or on me, but that’s about $30 max. The rest I want back! He’s charging me $378 for a $30 he can keep. As if that is worse, supposedly his “receptionist” can’t even write a business letter. My name wrong, the owner of the realty wrong and apparently the owner never read it. It seems like they just put whatever they want and charge me whatever they want. Like $150 for paint??? I saw online that they have to show proof and receipts for that! It didn’t even need paint!!! 6mths living there and i didnt even hang things on the wall!!!





Someone please help in where I can find info on charging to “repair/clean” apartments. Thanks so much.

my cousin is demanding too much rent from me?

I am living in my cousin’s second house (1 bedroom flat). She has been renovating it for years, and now it is nearly finished. We helped her do a lot of painting, plastering etc last year. My boyfriend and I are staying there at the moment, even though it is not finished, because we had to flee our rented flat for emergency repairs a month ago. We then had to give up the tenency on our flat. We have been paying the coucil tax and bills here, and paying off an old electric bill. My cousin says that she could get £400 a month for her flat, and that as us being there prevents her getting a tenant we should pay her that amount. She has said that the absaloute lowest she can go is £360. We wouldn’t mind so much but the place is not finished to the standard that one would pay this amount for. It is still jammed full of her things; we are sleeping on a mattress in the kitchen as the bedroom is full of them.We just cant afford this;and if I give her my student loan we can’t afford to move out

My ceiling/tiles have been leaking since Oct. of 2005. It only started with one tile but became worse over the year. It literally rains inside my apt. when it rains out and has affected 11 tiles now. I made the mistake of only putting a request in writing for repair once but have documented every conversation, days they came in to look at it, days when it was supposedly fixed, and a few weeks ago when a professional finally came in. (The pro did say to call if the problem wasn’t fixed.) My landlord told me several times that if worse came to worse they would put a tarp over the roof. I have requested this repeatedly and this much I have in writing. I paid my November rent and the landlord(s) said that they don’t want to deal with the “leaks” problem anymore and that they just wanted to use the apt for storage. IMPORTANT: They have not been claiming this apt. on their taxes (it’s connected to their house) for the last 13 yrs and I believe they are afraid to get caught. Mold too
UPDATE: Low and behold, they served me a 30 day WRITTEN, but very inaccurate, notice to leave by Nov 30th. This came following a complaint filed to the board of health just today. (They will be here tomorrow.) The letter states/names the landlord as the landlady’s husband, Joe. He told me repeatedly that he is NOT my/the landlord. He just does the repairs. His wife owns the house. She is the landlady. Also, they will not produce receipts for me proving that I lived here since Sept. 2005. Plenty of relatives/friends/neighbors as witnesses. AND no, I am not leaving. I will wait for the 30 days and let it proceed to court. I am covered. They do not have a good reason for asking me to leave other than, “we don’t want to deal with the leak problem anymore”. Sorry but I’m standing up for my rights and fighting tooth & nail. I will later decide AFTER the hearing if I chose to leave. The judge will not ask me to leave because there is not good enough reason. Again, this was a verbal lease.

There are over 50 apartments in the building and also maintenance has the will to enter. I feel it is very unsafe,and how do we know who is entering our apartment to do a so-called repair? I think if we are at home then we should be able to feel secure.
