When people sell flats fully furnished, does it increased sale price and actually cover the cost of the goods, or is it just for the seller’s convenience?

To include the white goods, sofa, furniture, bed, wardrobes etc in the sale price, would this increase the value enough to make it worth doing? ie would you get enough money back to buy replacements?

I’ve heard that there is a business that will sell your home for a set fee which is well below the cost of paying a commission. I don’t know where to begin to find this service. Also, I’m not even sure what a fair commission would be. I’ve heard from 3 to 7%. What is the average percentage for commission?

My profit will be minimal at best so I’d rather pay a set fee and not have to pay a percentage of the sales price to a realtor. I won’t make any money if I have to pay a commission.
