Our home is on the market, and we are selling it in a quick sale - getting out of the mortgage that we are trapped in. The problem is we have settled on a flat fee of $10,000 commission with our agent to sell the price.

Now, I understand that they split that with the buyer’s agent and then they probably split that with the agency that they work for.

MY agent said that she’s having trouble selling it because BUYERS agents won’t want to work for the amount of money involved….. ok, now - who in their right mind wouldn’t want to work for $2500.00????

Can some one please explain this to me - do they work THAT much that $2500.00 wouldn’t be enough for them? It doesn’t seem like it.

Can someone please explain what exatly a real estate agent does when selling a home? Thanks!

The property we rent is up for sale though we have not yet been served valid notice to end out tenancy, due to this and a change in our personal circumstances we have applied to our local council for help.

They have declined as our landlord has said to them she is in no hurry to sell and will serve us notice when she gets a fair offer - she has told us the exact opposite and in fact wants to back date our notice to get us out quicker (illegal)

Just being nosy, I checked out our flat on the internet and it is showing as ’sold subject to contract’

we are meeting with her tonight to discuss the palava caused by her not serving us notice, should we let on that we know she has also effectively sold the flat or should we keep quiet?
I have already sought legal advice and know exactly where I stand, I just wondered if we should let on we know she has sold already despite her lies.

One of my officers has bought a flat 9 years back with his money but because he was at sea, registered the flat in his bro wife’s name. He continued to pay the emi thro his account and completed the loan. 18 months back his brother sells off the flat and walks off with the money and he is homeless now.

I advised him to send a legal notice to his brother and sister in law demanding to transfer the funds gotten through the sale and after notice period expires to file a suit for recovery of the sale money by putting the facts before the temple of justice and by filing the proof of payment from his salary through the bank.

Would appreciate expert legal opinion to go about it as based on Indian legal system. This incident place is Bombay.

Will be watching for quick assistance to guide him better.
I know it is foolhardy to ask any further question after reading mr. Vijay’s detailed response.

But what if a suit is filed without uttering a single word about benami and instead allege cheating and fraud committed by his brother by saying that the brother has taken the loan from this officer on verbal assurance and it can all be proved that right from the advance for the flat to completing the emi payment to the bank is from this officer’s account?? Truth and facts are there and hence there must be a way out to nail his brother and sister in law like challenging them to prove the mode of payment or proof income to pay for the flat emi etc

i started with a suzuki x1 50cc after tinkering and a micron it nether really got any quicker. i sold it and got a puch grand prix 50cc . unfortunately i could never get it on the road but my god going down a dirt track it went well over 50mph . . as i needed a road bike i did a deal on a honda rev un go thing . wat a heap hardly do 30mph and broke down that many times got rid . after finding an advert in asda i found a Suzuki ap50 think it was 76 77? mite be wrong . it needed the big end doing i had a mate do this for me . my god it was fast it would power wheelie from a standing start. and on a slight down hill run in a slip steam i got 70mph . out of the bad boy . on a flat it was 55 to 60 . wat 50 did you have ?

I purchased the property i live in with my sister in November 06 and we each put in an equal share of £34000, hers in cash and mine in the form of a mortgage. The purchase price of the property was £61500 and the remianing £6500 was to be spent on works on the flat including the installation of a damp course and various other works. There were unforseen problems with the flat and the money was used up much quicker than expected and since then all remaining work on the flat has been funded by myself. My sister currently lives in her own property in Spain. The original intention was an investment for her and a hand on the property ladder for me, she now wants to withdraw her money from the property and the subject of percentage of the profits came up. I stated that as this was my home and because i had pur approxamatley £5000 more into the property that i should have a greater share, but she says she wants 50% of the current market value. I want to know legally where i stand on this. She will if we sell be effectivley making me homeless as it’s very unlikey i will be able to afford another property on my own, plus i feel as i’ve put nearly all of the work and a lot more money into the project that i should be entitiled to a greater share of the profits. I had considered taking a mortgage out with my new partner to buy her out, but if she insists on 50% i will be unable to do this as it will be unlikely there will be enough equity on the property. Current market value when the falt is complete will be about £85000. Any help or advice will be greatly appreciated.

How do you wear a tiara?

I’m queen for a local organization in my area and tomorrow after school I have to sell roses for it. This is the first time that I get to to wear my tiara - and I have no idea how to wear it! It looks kind of like this.

I just have no idea how to wear it in my hair since it’s supposed to be placed flat on my head. My hair is black and right below my shoulders and has layers. I need a quick and easy way to put the tiara on and make it look good since I have to go right after school.

Quick House Sale

How do I remove these lug nuts?


Ive asked this question before and I’m not sure if i gave all the information last time. We have an 88 truck (I’m not sure which brand). The two tires on the right side are both flat and the truck cant be moved. The problem is that the lug nuts on the tires are so rusted on we couldn’t remove them to replace the tires. The truck didn’t pass emissions (not to mention the tag is expired) so the truck cant be taken to a facility. DW40 does not work, i cant emphasize that enough. it just doesn’t work. My question is what would be the cheapest (as we have no money) but most effective and quickest way to fix these tires? What are other options if the method doesn’t work? Maybe give price estimates? This truck needs to be fixed and sold by July 09, as I am going to school over in St. Louis (i live across the river) the week after the 4th of July.
Well we tried with one of those 4 way wrenchs. My dad says he stood on it and it still wouldnt turn. We are trying to get one of those automatic gun things but hav had no luck.
Ive heard PB Blaster before but my dad is the type to say he will do things and not do them, but I will run to get some.
PB Buster doesnt seem to be working either. They just wont turn!

Alright this is kind of a long story but i can’t seem to get it off my mind. It is really bothering me. so here goes….
I took lessons with this trainer for summer and then i bought a new horse and thought, since she was my trainer she would help me with her. We had one lesson.
Then she bought these two horses….both ten years old….and she bought them only to sell them and make extra money.
One of the horses is a BEAUTIFUL paint. I fell in love with him. He bucked me off the first time i rode him lol.
But when i went out to ride him…..he was VERY spooky, he spooked at cracks in the road, long grass, he bucked multiple times, he was afraid of the saddle going on him, i could go on and on……
But like i said i fell in lov ewith him…..he has some real potentional to be a lower level wp horse. I wanted to get him a coggins and then work with him and next summer show him.
The trainer agreed that i could bring him to my house (she was out of town for most of the summer) so i got him here and i was out just hanging with him and i noticed lines on his hooves….founder lines. The next day when my vet came out i asked her about it and she said yes he has foundered many times (she even did tests and found out he had)
I called the trainer and just left a message about it and she never called back.
Then that night i had brought my horses in from the pasture 9i have three mares…a 26 year old, a 7 year old, and a minni) blizzard (the horse) ran through five strands of the mesh electric wire and tried to mount my mare over a wooden gate.

I caught him as quick as i could and put him in a pasture far away wtih solid fencing.
I called the trainer and told her i needed to talk to her right away. This time she called back. She told me it didn’t matter that he had foundered because, and i quote, “he is ten years old and not a high end show horse or anyhting”

That made me quite mad becasue blizzard deserves the care he needs and she isn’t going to give it to him because he isn’t a high end show horse.

Then when i told her how he had ran through the fence and tried to mount my horse she says…..”well ya he’s obviosily proud cut”
and it was not obvious to me….because if i had know this i never would have brought him to my house where he could hurt my horses!
i took blizzard back to his house because i didn’t want him at my house where he could hurt him self trying to get to my horses or hurt my hroses.

I didn’t talk to the trainer after that for a while.
Then i got a call a few days ago from someone who was looking at buying blizzard….she had him at her house.
The trainer had not told her that blizzard had foundered (she keeps her horses on grass all the time) She did not tell the lady that he was proud cut (the lady has a 28 year old mare, a mare with a locking stifle so she should not be running around and she also has a minni) She said that she had asked the trainer flat out asked her is blizzard had ever foundered and the trainer said no. So she lied to her face.
She also told the trainer about the horses she had and the trainer didn’t even mention to her that he was proud cut.

She also told the lady that he was calm…which he’s not. She said he has been on tons of trail rides. When irode him he had only been ridden 3 or 4 times before that.
He does not go out alone….he throws a fit. The lady had only been riding for a few years and told me that when she rode him she didn’t know what to do when she tried to go out a lone and he freaked.

Most experianced horse people would steer away from the horse…..but the trainer has him advertised (i looked at his ad) as a very calm very experianced trail horse….which he really isn’t.

so i ended up ruining the sale for the trainer but i was just honest……do you think i was wrong for being honest with the lady?

it really bothers me that she lies so easily about the horse. He is not anything like she advetises him. she withholds stuff that is very important for a buyer to know. It really bothers me.

Is there anything i can do about this? (i have tried to call her and talk to her but the phone just rings and rings and rings)
Or should i just leave it?
So YOU think what she is doing is wrong or is it just me?

sorry this is so long…..i just can’t seem to get this all off my mind and i just want to know if there is anything i can do about it…..

I have switched trainers…..i now have an AMAZING trainer that has taught me more in three lessons than the other one did in a whole summer of lessons!
I am VERY happy that i left this trainer as i left her before i learned that she really was lying to people about the horse……she is no longer my trainer.
